Principal Lease Manager

The Queensland Government Accommodation Office (QGAO) centrally manages the largest office property portfolio in Queensland, with approximately 1 million square metres of space.
As the Principal Lease Manager, you will lead and supervise a team. You will be supported by Subject Matter Experts (SMEs) in negotiating and delivering whole-ofgovernment lease procurement, administering lease contractual and financial obligations, providing tenancy management, incorporating whole-of government policy, across all leasing environments as a part of the leased supply management of the State’s Strategic Portfolio Plan, which includes major and general leased assets. The position is responsible for supporting proactive and long-term lease management solutions and have a willingness to actively work on complex matters, whilst being responsible for incorporating whole-of government policy.

What you will be doing:
• Leading and supervising a commercial office property leasing team to plan and deliver the supply of leased assets within the State Government's property portfolio (including pre-commitment leases).
• Providing leadership in the delivery of executive or sensitive leasing projects and the provision of leased accommodation for DHPW.
• Providing lease management expertise and advice to multi-disciplinary teams involved in commercial leasing in the State Government's office property portfolio, across leased and major leased buildings.
• Directing the implementation of the leased component of whole-of-government accommodation strategies.
• Developing and implementing policies, guidelines and systems for best practice leased office accommodation procurement and ongoing management within geographic or functional responsibilities.
• Contributing to QGAO's responsibilities in supporting Queensland Government agencies and other internal and external stakeholders in terms of lease procurement and lease management, strategic planning and benchmarking.
• Researching and advising on strategic management of government leased accommodation to contribute towards the development of Whole-of-Government Office Accommodation Strategic Plan, including undertaking industry trends and easibility studies to support office accommodation capital investment and leasing decisions.
• Negotiating and representing QGAO at senior level intra and inter-departmental meetings and at external forums.
• Preparing and reviewing briefing notes, information papers and executive correspondence for the Government Office Accommodation Committee and for the Departmental Executive.
• Being responsible for budgeting, forecasting and financial reporting.
• Coordinating the updating of streamlined lease management, and tenancy and financial management systems.
• Developing networks across departments and with relevant industry organisations.
The skills you will need include:
• Demonstrated commercial leasing and property experience necessary to strategically lead and oversee a team that undertakes lease management in a portfolio of commercial office (and non-office) accommodation, across leased and major leased buildings.
• Demonstrated business acumen and leadership as you navigate corporate governance areas, such as financial, contract, and project management and use analysis, experience and judgement to make informed decisions in changing environments whilst actively building and supporting strong, positive and inclusive healthy and safe workplace culture.
• Experience overseeing leasing systems and processes, including information technology systems used to calculate and categorise commercial space critical in lease management.
• Experience in team leadership and development addressing skills / knowledge gaps that strengthen current capability and establish development opportunities for team members.
• Willingness to actively work on complex matters with a solutions-based mentality, whilst demonstrating transparency and a willingness as a leader to work responsively and positively as a leader with your team and senior leadership.
• Desire to actively understand customer and stakeholders and encourage a strong customer-focus and build understanding of customer perspectives within your team.
• Demonstrated high level written and oral communication skills with extensive experience developing and maintaining productive relationships whilst managing conflict and negotiating outcomes without compromising relationships with internal and external stakeholders.
Note that the role may require occasional travel throughout Queensland.
