As a Property Leasing Officer in the Agents Team, you will provide support across a broad range of property management functions to ensure effective and efficient delivery of property services in respect of the management of TMR's residential rental portfolio by liaising with tenants, agents, contractors and key stakeholders to ensure departmental properties are managed in accordance with policy and legislative requirements.
Some of your responsibilities will include:
• Undertake direct tenancy management activities:
-Respond to tenant requests and enquiries regarding residential rental properties.
-Correspond with tenants, agents, contractors, councils, departmental staff and other government agency representatives. Resolve minor disputes and matters as they arise.
-Draft and place advertisements for rentals, conduct open house viewings for vacant properties and routine inspections during tenancies.
-Interview prospective tenants, process tenancy applications and prepare documents for approved tenancies.
-Issue various notices in accordance with legislation
-Manage the vacate process and represent the department in QCAT, if required.
• Undertake property maintenance activities:
-Prepare documentation in relation to inspections, repairs and maintenance on rental properties, this can include but not limited to work orders, procurement documentation and approval documents.
-Allocate jobs to the appropriate tradespeople and ensure that maintenance has been carried out in accordance with the work order and to a satisfactory standard.
-Understands legislative, compliance, and safety standards which apply to rental properties and ensure they are met.
-Review invoices received to ensure they are accurate and compliant before sending through for approval to pay.
• Participate in the afterhours on call roster.
To thrive in this role, you will need to demonstrate the following:
• Ability to multitask and manage conflicting priorities efficiently and effectively.
• Keep abreast of legislative changes and safety standards that impact the property management function particularly with regard to rental properties.
• Develop and maintain effective relationships with clients and stakeholders (including internal and external TMR customers).
• Accurate and efficient administrative skills are essential.
• Actively participate in performance conversations to build and support a culture of performance improvement.
