This is an opportunity for an experienced property development executive to join Economic Development Queensland at a particularly exciting time.
EDQ is the Queensland Government's land use planning and activation agency. Its mandate is to unlock land, accelerate housing supply and use government's planning, infrastructure and commercial levers to bring development-ready opportunities to market. The Housing Supply and Delivery team works across projects ranging from targeted land transactions through to major, city shaping, multi-decade projects.
At the heart of this role is transaction.
EDQ is looking for a Development Director who understands property, understands the market and knows how to convert opportunity into action. The immediate workload is fast-moving and transaction-led: assess sites, resolve constraints, test feasibility, structure commercial pathways, engage the market, negotiate terms, and move matters decisively toward contract and delivery.
The Development Director will lead a multidisciplinary team of property professionals responsible for progressing priority sites and transactions across Queensland from early assessment through to market, contract and delivery.
The current portfolio is practical, active and increasingly transaction focused. It includes government land activation, direct and competitive market processes, market-led proposals, acquisitions and disposals, commercial negotiations and the resolution of complex property issues that can unlock housing and broader development outcomes.
You will set priorities across the pipeline and keep matters moving. You will lead commercial negotiations, procurement and deal structuring; test feasibilities and investment cases; establish clear transaction and delivery strategies; resolve roadblocks; and work across government and industry to achieve measurable milestones and tangible development outcomes.
You will provide clear, timely advice to EDQ's CEO, Executive Leadership Team, Project Review Panel and Board, translating complex commercial issues into decisions and actions. Importantly, you will be expected to exercise sound judgement, maintain momentum and bring the right people together to deliver.
EDQ operates at the intersection of government and the property industry. Success therefore requires commercial judgement alongside an ability to navigate government, build trusted relationships and work effectively with developers, consultants, local authorities, agencies and senior decision-makers.
We are looking for a senior property professional with substantial development experience and a strong commercial track record, or alternatively someone with a strong property advisory or capital transactions history.
You may currently be working for a major developer, institutional property owner, development advisory business or another organisation where you have been responsible for complex transactions and development outcomes.
You will understand feasibility, development strategy, investment cases and deal structures. You will have negotiated significant commercial arrangements, managed multiple live transactions and made sound decisions in complex circumstances.
Just as importantly, you will be market-facing and well connected. You will enjoy building relationships, opening doors and finding solutions. You will have the judgement to recognise a good opportunity and the tenacity to get it across the line.
Experience working within government would be valuable, but this is fundamentally a property and commercial leadership role. The ability to transact, negotiate and deliver will be critical.
