As a Senior Advisor (Property Compliance and Risk) in the Property Management Team, you will provide support across a broad range of residential and commercial property management functions to ensure effective and efficient delivery of property services in respect of the management of TMR's rental portfolio.

Some of your responsibilities will include:
• Research and interpret legislation, regulations and guidelines on property management and maintenance related matters, to assist in the management and delivery of commercial and residential property reactive and proactive maintenance projects, with a focus on compliance and risk management.
• Providing guidance and advice to TMR in relation to asset management solutions, including preparation of detailed scopes of work and estimates in response to requests, and assisting TMR to determine strategic and operational maintenance requirements and priorities.
• Reporting to management on the status of maintenance programs, including information on budget, expenditure, delivery timeframes, safety, training/team education and risk mitigation
• Manage and / or undertake projects to assist the branch on relevant matters such as program of works, procurement, maintenance tenders, compliance and safety standards, including management of the branch Asbestos Management Plan.
• Review contractual obligations to ensure that all contracts and commitments are made in accordance with the Department's purchasing regulations (procurement), financial and administrative processes and relevant legislation.
• Provide advice and assistance to management regarding corporate governance, internal controls, compliance with legislation and audit related issues affecting the branch and by extension TMR, and implementation of business improvement activities to mitigate.

To thrive in this role, you will need to demonstrate the following:
• Ability to multitask and manage conflicting priorities efficiently and effectively.
• Demonstrated ability to stay informed of legislative changes and safety standards relevant to property management, particularly in relation to rental properties.
• Proven capability to develop and maintain effective relationships with clients and stakeholders (including internal and external TMR customers).
• Demonstrated ability to perform administrative tasks with a high level of accuracy and efficiency.
• A trade qualification related to the construction industry, or equivalent experience, is highly desirable.
• A QBCC site supervisor's license, or demonstrated experience in a similar supervisory capacity, is highly desirable.
