The Queensland Parliamentary Service is seeking an experienced and strategic property professional to join our team as Lease Manager.

This role is responsible for the operational management of the full lease lifecycle for a portfolio of 97 commercial offices located across Queensland. The role also provides strategic advice and leadership in planning and securing accommodation to meet current and future Parliamentary Service requirements.

Key responsibilities

  • Manage the end-to-end lease lifecycle for the existing portfolio of 97 commercial offices across Queensland, including new leases, renewals, variations, rent reviews, incentives, make good obligations and terminations.
  • Act as the primary point of contact with landlords, managing negotiations, disputes and escalations in accordance with delegations, policies and legislative requirements.
  • Ensure compliance with lease obligations, address landlord non-compliance, and identify and manage commercial, operational and reputational risks.
  • Develop and provide advice on lease portfolio strategies, analyse lease and market data, and prepare reports for senior stakeholders and Finance, including compliance with AASB 16.
  • Collaborate with internal and external stakeholders including tenants, legal, finance and property service providers to ensure reactive maintenance, capital works, governance, probity and audit requirements are met, and to support continuous improvement in lease management processes and systems.

What we are looking for

  • Tertiary qualifications or other relevant qualifications in property, law, business or a related discipline are desirable but not mandatory.
  • Proven experience interpreting, negotiating and managing commercial lease agreements across a range of property types and locations, including regional, rural and remote areas.
  • Demonstrated capability in researching, analysing and interpreting commercial real estate data, including rental rates, incentives and market vacancy information.
  • Proficiency in property and lease management systems, such as iSpace, including the ability to calculate and categorise commercial accommodation data.
  • Highly developed organisational skills with a demonstrated ability to manage competing priorities and meet tight deadlines in a dynamic environment.
  • Strong verbal communication and interpersonal skills, with experience liaising, consulting, negotiating and resolving issues with a diverse range of stakeholders.
